About the Villa
A top luxury villa with a wonderful garden right in the center of Catania!
Incedibilly beautiful house. The property is an antic sicilian house with delightful interiors, which have been renovated and refurbished to exactingly high standards, also very well equipped. Large common spaces useful for family time. Silence, privacy and relaxation are the amazing characteristics of this wonderful home, even if located 5 minutes from the city center of Catania. The house has a high position, so the breeze of the sea is felt very well, and the heat of the sun is very bearable. The views of this former aristocratic estate are further enhanced by the intense greens and citrus flashes of the villa’s grounds, which feature lemon groves, fruit orchards and vegetable gardens. The magnificence of Mother Nature is rivalled only by the spectacular pool.
About the Villa – Terms & Conditions
1.The property can accommodate a maximum of 10 persons plus 2 infants (aged 2 or less), the party not to have more than 5 children (aged 12 or less) in total.
2.The passport numbers of all of your party must be supplied for police registration purposes.
3.Should your party at any time (either at check in or during the holiday) exceed any maximum, an automatic penalty of double the security deposit will be payable. Any extra guest exceeding the maximum permitted will be requested to leave the property at the owner’s discretion.
CHECK-IN AND CHECK-OUT
4.You may check in between 4.00 pm and 7.00 pm. Please contact the owner if you are delayed en route and will not arrive at the time. Check-in will not be permitted after 10.00 pm. At check-in the contents and functions of the property and its facilities will be explained and all necessary meters will be read.
5.Check-out is by 10.00 am but you may check out the previous day if you have to leave early. You must pay for all damage caused and additional services used no later than check-out.

7.All utilities: electricity consumption only up to 300 kwhs.
8.Linen and towel change: weekly.
9.Pool cleaning.
SERVICES AT ADDITIONAL COST
10.Telephone: there is a telephone at the property use of which is charged at cost by provision of a pre-paid card.
11.Heating: as consumption, about 25€/day
12.Electricity: consumption in excess of 300 kwhs charged at 0.42 euro per kwh.
The following additional services must be requested prior to arrival:
13.Additional linen and towel change: 20 euro per room for linen and 15 euro per bathroom for towels.
14.Cook: dependent upon availability, lunches and dinners, charged on the basis of time spent shopping, cooking and clearing at 30 euro per hour plus grocery purchase costs payable upon presentation of a note of time spent and shopping receipts. You should expect to be charged a minimum of 6 hours per meal and you may be asked for a float depending on the level of expenses incurred. You should order meals at least 24 hours in advance and pay the owner or as he directs. Lunches will be served between 12.00 am and 2.00 pm, and dinners between 7.00 pm and 9.00 pm
15.Baby sitter: dependent upon availability, 15 euro per hour.Additional maid service: 12 euro per hour.
16.Groceries: 30 euro plus grocery purchase costs.
17.All charges are net of VAT where chargeable.
19.All extra charges must be paid in cash at the end of each 7 day period.
USE OF POOL
20.The swimming pool season is from 1 April to 30 November. The staff do not supervise the swimming pool which must not be used at night.
USE OF PROPERTY
21.Please report any problem or difficulty or the malfunctioning of any equipment immediately to the owner so that the issue can be resolved as quickly as possible.
22.You must keep all windows and doors secure at night and when away from the property.
23.Any damage to the property or its contents must be reported to the owner as soon as possible. Damage will be evaluated by the owner and charged accordingly.
24.The washing machine, dishwasher and major cooking appliances may be used only after having received instructions from the owner.
25.Toilets must not be used for the disposal of any material other than toilet paper.
26.Water and electricity in Italy are precious resources. Please use them sparingly.
27.Pets are not permitted.
28.Please be aware that you are in the countryside. If walking outside, be careful of the local flora and fauna.
29.Besides, on the day of the departure, the house will be left in a clean, neat and tidy condition (clean kitchen, dishes and tableware; empty dustbin and fridge; etc.); should this not be the case, from the deposit will be paid an extra charge of maximum € 50,00 for the extra cleaning.
EMERGENCY
In the event that anyone in your party becomes seriously ill or needs medical assistance, please call 118 immediately and inform the owner.
OWNER’S LIABILITY
30.The owner of the property is not responsible in any way for any personal injury incurred by anyone in your party within the property or its grounds. This includes the use of the pool.
31.The owner is not responsible for any loss or damage to the guests’ valuables or personal items. You are encouraged not to bring valuables to the property. The owner may be able to provide safe-keeping facilities on request.Upon your arrival you will have to pay a 3 € per person per day
